Come on You First Time Buyers!

Now is a really good time if you are a first time buyer to get into the market.

Sales in winter usually tale off because the unmotivated buyers cant be bothered to go to open homes in the cold! And, sellers rightly or wrongly don't believe its a good time to sell a house and will wait until spring.
So what this means is that often the people who are on the market at this time have to sell, and if you can get over the cold then you probably have a fantastic opportunity this deep cold winter to bag yourselves a deal.

Help yourself out and see a mortgage broker to make sure you have pre approved finance in place and your hefty deposit sitting in your bank account (Yeah right, you didn't borrow it from mum or dad or pop it on the credit card did you ?).

Rather than falling in love with all the beautiful homes why not go for one that needs some work as there will be fewer interested buyers because most people shy away from hard work. Yet if you can buy well, i.e. under Registered Valuation and then add some more value though renovation then you will be well on your way to climbing the property ladder - and what a fantastic time to start climbing when many distressed vendors are throwing themselves off the ladder so to speak!

Property Market Rant - So what’s really happening?

Listings are drying up so it could be a good time to sell; we heard that the rate of property price falls has reduced from 9.2% to 9.1%, whoppedy doo!

Interest rates are low and the 'high up guy' at the ANZ bank told me that short term rates are probably the way to go for a while, because the longer term rates are getting a bit high, because depositors are after a good return on their money and the various company bond issues are competing with longer tern deposit rates....wow did you get all that??

Unemployment is going to keep things subdued for a while, but the earth is still spinning, both NZ and Aus are looking at peaking around 8% unemployment so as usual, if you are not forced to sell then you still do have choices – its actually always the same – it’s about the difference between what you will sell your house for and what it costs to buy the next one – if you can sell well and buy well then you take two steps forward, it’s a bit like snakes and ladders, if you sell badly and buy badly then you end up sliding down the snake and it can take you a long time to get back to where you were!
